Job Description

Job Title: Property Accountant

Location (City, State): Charlotte, NC (Uptown)

Pay: $60,000 – $70,000 / year

Benefits: This role is eligible for medical, PTO and 401k.

Job Description:

Our client is seeking a Property Accountant to support financial operations within their office property portfolio. This role works closely with property management and finance leadership to ensure accurate reporting, financial analysis, and day-to-day accounting operations. The position is ideal for an accounting professional who enjoys working in a fast-paced environment with multiple properties and stakeholders.

Key Responsibilities:

  • Prepare monthly financial statements for property owners, ensuring reports meet specific formatting and submission timelines.
  • Record and process accounts payable transactions including operating expenses, capital expenditures, commissions, management fees, and tenant improvement costs.
  • Apply tenant payments and maintain accurate accounts receivable records within the accounting system.
  • Perform reconciliations related to tenant charges, lease terms, and cash activity as needed.
  • Monitor outstanding tenant balances, prepare aging reports, and assist with collections efforts including tenant communication regarding past-due accounts.
  • Support the annual budgeting process for assigned properties and assist with variance analysis and forecasting updates.
  • Maintain tenant insurance documentation and ensure current certificates are properly tracked and recorded.
  • Assist with operating expense reconciliations, CPI adjustments, and other annual tenant billing processes.
  • Contribute to property tax reporting, lender reporting, and audit preparation activities.
  • Provide financial information and respond to requests from property managers, leadership, and other internal stakeholders.

Qualifications:

  • Bachelor’s degree in Accounting (required).
  • 3+ years of accounting experience, preferably within property management, real estate, or a similar environment.
  • Strong understanding of general ledger accounting, financial reporting, and budgeting processes.
  • Advanced Excel skills with the ability to build formulas and work with large data sets.
  • Experience with property management accounting systems such as Yardi is a plus.
  • Ability to analyze financial data, identify discrepancies, and communicate findings clearly.
  • Strong written and verbal communication skills with the ability to interact professionally with vendors, tenants, and internal teams.
  • Highly organized with the ability to manage multiple deadlines in a fast-paced environment.

Additional Details:

  • Schedule: Monday – Friday, 8:00 AM – 5:00 PM
  • Work Environment: Fully onsite initially; potential hybrid flexibility after approximately 6 months
  • Reason for Opening: Backfill due to internal promotions within the team
  • Interview Process: Initial virtual interview followed by an in-person team interview
